Land plus build nurture, first three emails

Variant b: plain and personal, from Jacob. Near plain text, one decision per email, one reply as the call to action. DRAFT for Jacob's approval. Logo appears only in the signature.

Files: email-1.html | email-2.html | email-3.html

OPERATOR NOTE, not part of the customer copy. Flood zone, utilities and nearby permits are not in the sample parcel file, so they stay as merge fields. SAMPLE of what the parcel file does hold: PIN 399252, 26484 Giles Rd, Montgomery TX 77356, 19.52 acres (county record, sample-absentee-200.csv). Nothing else about that address is claimed. No prices, rates or savings figures are used. Compensation line appears in every email footer. Mailing address, unsubscribe URL and the TREC links are placeholders. Email 3 mentions lender introductions: confirm Jacob has lenders he is willing to name before approval. Send days are suggestions inside a 12 to 24 month cycle.

Subject: {{target_area}} lots: flood zone, utilities and who is building nearby
Preview text: From county parcel data: the flood zone, water and sewer, and permits within a mile of each lot.
Decision: which 2 or 3 areas stay on the list. One reply-based call to action. Merge fields: {{contact.first_name}}, {{target_area}}

{{contact.first_name}}, for every vacant lot in {{target_area}} I can pull the flood zone, how water and sewer reach it, and the permits filed within a mile from county parcel data, so pick two or three areas before you look at a single listing.

Here is why. Two lots a mile apart in {{target_area}} can have different answers on water, sewer, flood zone and road access. Those answers change what you can build and what the site work costs. The view comes last.

What I check on any area you give me:

  • How many vacant lots are actually for sale right now, and at what asking prices (lot prices on the market are public, so I will send you real comps).
  • Whether the lots sit on city water and sewer, a MUD, or well and septic.
  • Flood zone on the parcels I would show you.
  • What has been permitted or built within a mile, because that tells you who your neighbors will be.

We work from county parcel data on every lot, so this is a lookup for me, not a guess.

Which two or three areas are you weighing? Just hit reply and tell me. A list of towns or zip codes is plenty.

EMAIL 2 OF 3 | SEND: DAY 8 | open file
Subject: {{lot_address}}: flood zone {{flood_zone}}, {{nearest_permits_1mi}} permits within a mile
Preview text: The county record on one lot, before you fall for it.
Decision: send Jacob one address to run. One reply-based call to action. Merge fields: {{contact.first_name}}, {{target_area}}, {{lot_address}}, {{acres}}, {{flood_zone}}, {{utilities}}, {{nearest_permits_1mi}}

{{contact.first_name}}, the county record on {{lot_address}} shows flood zone {{flood_zone}}, {{utilities}}, and {{nearest_permits_1mi}} permits filed within a mile, and those three things move your budget more than the view does.

Each one changes the budget or the plan:

  • Flood zone. It can affect where the house can sit, how high the slab goes, and what insurance looks like. It is on the county record, so there is no reason to find out after closing.
  • Water and sewer. City service, a MUD, or well and septic are three different cost and timeline paths. A lot with no utility at the road can cost real money to reach.
  • Nearby permits. New construction next door tells you what the area is turning into, and which builders are already working there.

When you send me an address, a listing link or a parcel number, I send back a short read in this shape:

Lot: {{lot_address}}, {{acres}} acres
Flood zone: {{flood_zone}}
Water and sewer: {{utilities}}
Permits within 1 mile: {{nearest_permits_1mi}}

It costs you nothing to ask, and it does not commit you to anything. See the note at the bottom about how Builder Connect is paid.

Do you have a lot you are looking at? Reply with the address and I will run it.

EMAIL 3 OF 3 | SEND: DAY 19 | open file
Subject: {{acres}} acres on {{utilities}} in {{target_area}}: talk to a lender first
Preview text: Flood zone and utilities from the county record go into a construction loan.
Decision: want an introduction to a construction lender, yes or no. One reply-based call to action. Merge fields: {{contact.first_name}}, {{target_area}}

{{contact.first_name}}, the flood zone and utilities on a {{target_area}} lot, which I pull from the county record, feed straight into a construction loan, so talk to a construction lender before you tour lots.

The reason is that how you finance the build changes how you buy the land. There are two common structures:

  • One-time close. One loan covers the lot and the construction, and it closes before the build starts.
  • Draws. Money is released to the builder in stages as work is finished, so you usually need cash or a separate lot loan first.

Neither one is better for everybody. Your lender will tell you which one fits your numbers, and the answer sets your down payment, your timeline and which lots make sense. I am not a lender and I do not give financial advice. I can tell you which questions to ask.

I know lenders who do construction loans in {{target_area}}. If you do not have one yet, I will introduce you to one or two. You are never required to use them.

Want an introduction? Reply with the word lender and I will set it up.
