Builder Connect Group (346) 273-1143

Own a vacant lot in Montgomery County? See what the county has on it.

Type your address or parcel ID. We send you the flood zone, utilities, county record and what is being built nearby.

Built on county parcel data: the flood zone, the utilities and the permits next door. A builder's website and a general lot search do not have this for your lot.

Asking for the report does not commit you to anything. If you later use us to match you with a builder, the builder pays Builder Connect's fee, and going direct to the builder does not lower your price.

What is in your report

  • Flood zoneThe FEMA designation on your parcel, in plain words, and what it can mean for a build.
  • UtilitiesWater, sewer or septic, and whether a MUD district covers the lot.
  • County recordAcreage, legal description and recorded owner, as the appraisal roll shows them.
  • Built nearbyResidential permits pulled within one mile of your lot.

Why a report on a lot you already own

60,328vacant residential lots on the Montgomery County appraisal roll. We have pulled the record on every one.
7,516of them are an acre or larger.
7,800are owned by someone whose mailing address is not the lot.

Flood zone and utilities decide what a lot costs to build on. The report tells you both before you spend on plans.

If you decide to build, here is what we do

  1. You tell us what you want to build. Size, timeline, how you plan to finance it.
  2. We match you to the right builder. We represent you, the buyer. We are not a builder and we are not tied to one.
  3. The builder prices your real plan on your real lot. A firm price comes from the builder. Typical construction range: [RANGE TO BE SET BY JACOB].

Who pays: the builder pays Builder Connect's fee. Going direct to the builder does not lower your price. Compensation terms are set out in writing in your representation agreement.

Start with my lot address
OPERATOR NOTE, not customer copy. Report fields are merge fields: {{flood_zone}}, {{utilities_status}}, {{mud_district}}, {{nearest_permits_1mi}}. Flood zone, utilities and permits are not in the sample parcel file, so none are shown as fact here. Every field above is a {{merge}} field that fills when the report runs for the visitor's lot. Form posts to the GHL lot report form with source parameter. Page is a draft; Jacob approves before launch.
