Land plus build, Montgomery County and north Houston

We find your lot, close it, then match you to a builder. Here is the calendar.

Tell us your area, budget and loan status. We call you within one business day, and you start week one with a lot search run on county parcel data. The builder pays our fee.

Builder Connect represents you, the buyer. We are not a builder. Going direct to a builder does not lower your price.

From first call to builder match, week by week.

Most land and build buyers want one thing before they commit: to know what happens when, and what it costs them to find out. This is the sequence. Your dates move with the seller, the lender and title.

Week 1Call and agreement

We talk, check your lender status, and sign a representation agreement.

One call to confirm area, budget, timeline and how you plan to finance. If you have no lender, we introduce one. You sign a buyer representation agreement before any builder is introduced to you. It states in writing how we are paid.

Weeks 1 to 3Lot search

We search every vacant lot in your target area, then show you a shortlist.

Each lot on the shortlist comes with its county parcel record: lot size, flood zone, utilities, and what is being built nearby. You see the problems before you see the lot.

County parcel dataShowings
Weeks 3 to 5Offer and contract

You pick a lot. We write the offer and negotiate it with you.

Lot prices on the market are public, so we show you comparable sales alongside the asking price. Earnest money, option period and survey go in the contract.

About 30 to 45 daysLot closing

You close on the lot with a title company.

Typical contract to closing is about 30 to 45 days. You pay the lot price and your closing costs. This is the first of two events where Builder Connect is paid.

Title and survey
Before or after closingBuilder match

We match you to builders who fit your lot, plan and budget.

We are not tied to one builder. You meet the ones that suit your lot and your build range of [RANGE TO BE SET BY JACOB], then compare bids on the same plan.

You choose the builder
Set by lender and builderBuild loan close

You close the construction loan and the build starts.

With a one-time close loan, the lot and build financing are structured together. With a construction loan on draws, the lender pays the builder in stages. Your lender sets the dates, and we help keep them on track.

Who pays whom.

The builder pays Builder Connect's fee. Going direct to a builder does not lower your price, because the builder's price is the same either way. You just do it without anyone on your side of the table.

What you need ready: your loan decision.

Your loan type decides how many closings you have and when money moves. Not sure which one fits? Pick "not sure" on the form and we will introduce a lender. A lender decides what you qualify for, not us.

Option 1One-time close

  • One loan covers the lot and the build, so you close once.
  • The loan closes before construction starts, once your builder, plan and budget are set.
  • Fewer moving parts, but your plan and builder must be chosen before closing.

Option 2Construction loan on draws

  • The lender releases money to the builder in stages as work is finished.
  • You typically refinance or convert to a mortgage when the build is done.
  • More flexible during the build, and a second loan event at the end.

Paying cash? Pick it on the form. It shortens the calendar above.

We search with county parcel data on every lot.

We hold the county appraisal record for every vacant residential lot in Montgomery County: 60,328 of them. Before you walk a lot, you see its record.

OPERATOR NOTE, NOT CUSTOMER COPY. SAMPLE record built from bar/data/sample-absentee-200.csv. Address, acres and legal description are from that file. Blue merge fields are not in the sample file and must be filled from live county data before this panel shows a real address. Do not publish a real address with invented facts.

What this changes for you

  • Flood zone before you fall for a lot, not after the survey.
  • Utilities known up front: city, MUD, well or septic changes your site budget.
  • See who is pulling permits within a mile, and what they are building.
  • Lot size and legal description checked against the county record.

Questions buyers ask before the first call.

What does this cost me?

The builder pays Builder Connect's fee. Going direct to the builder does not lower your price, so using us does not raise it. How we are paid is in your representation agreement, in writing.

How much does it cost to build?

It depends on the lot and the plan. The working range is [RANGE TO BE SET BY JACOB] per square foot, and site work such as septic, utilities and fill is separate and varies by lot. A firm number comes from a builder pricing your actual plan.

Are you a builder?

No. We represent buyers. We find the lot, represent you on the purchase, and match you to builders. You hire the builder.

I have no lender yet. Is that a problem?

No. Choose "No lender yet" on the form and we introduce one. Knowing your loan type early shortens the calendar above.

Can I just go to a builder directly?

You can. Going direct will not get you a lower price, and the builder's sales rep works for the builder. We work for you.

Week one starts with one call.
