Why this sequence is lot led
Competitors send generic land texts. These texts could only be sent by someone holding the county record for the lot. Each message gives the owner one fact about their parcel, then asks one question. Loan type is the top qualifying signal: a one-time close loan pays at loan close, roughly 45 to 60 days, and draws pay at end of build, 12 to 18 months. It is asked early and three times in different wording.
OPERATOR NOTE, SAMPLE DATA (not customer copy). Counts use this sample fill: lot_street "38152 Wind Song Trce" and acres 23.5 come from a real record in the sample absentee file. Flood zone "Zone X", permits "6" and ISA name "Maria" are illustrative only and are NOT facts about that address. Flood zone, utilities and nearby permits are not in the sample file, so they stay as merge fields from the parcel database. Never send a text with an empty or unverified merge field: hold the message instead.

Rules of the sequence
- Opt-out and identity. Text 1A or 1B names Builder Connect Group, CB&A, Realtors, gives STOP and HELP, and states msg and data rates. Texts after that keep the lot reference so the sender is clear; text 12 repeats STOP.
- Consent. Send only to lot report requesters who ticked SMS consent, and to hot-feed contacts once the consent route is cleared by Jacob. Do not text numbers without a documented basis.
- Quiet hours. 9am to 8pm Central only, never Sunday before noon. Anything queued outside the window waits.
- Any reply stops the timer. A human (ISA) answers within 5 minutes in business hours, 9am next morning after hours, then the sequence pauses.
- Loan type reply tags. "One-time" or "single close": tag one-time-close, flag to Jacob, priority hot. "Draws": tag cash-draws. "No lender" or "not sure": tag no-lender, move to text 6 (lender intro).
- Stop conditions. STOP, wrong number, already under contract with a builder, or already represented by another agent: end the sequence and tag. Do not contact someone represented by another agent.
- Merge field gate. {{flood_zone}}, {{nearest_permits_1mi}} and utilities come from parcel data. If blank, skip that text and move on. If {{nearest_permits_1mi}} is 0, skip text 5.
- Text 10 is blocked until Jacob sets the construction range and its date. Never send it with the placeholder.
- Never say free. The report may be described as costing the owner nothing only with the compensation line in the same message. Text 7 carries that line.
- Not a builder. Builder Connect represents buyers and matches them to builders. No text implies we build.
How Builder Connect is paid: the builder pays Builder Connect's fee, and going direct to the builder does not lower your price.
