How this variant works
Thirteen texts over 12 weeks: one speed-to-lead text plus 12 follow-ups. Every text is a single human question or one plain fact. The lender question is asked in text 0 and again in text 1 and text 3, because loan type decides how fast a buyer can move. Text 8 carries the compensation line: the builder pays Builder Connect's fee, and going direct to a builder does not lower the buyer's price. Stop the sequence on any reply, and hand the thread to a person.
Merge fields: {{first_name}}, {{agent_name}}, {{target_area}}, {{lot_address}}, {{acres}}, {{flood_zone}}, {{nearest_permits_1mi}}. Counts include merge field text as written; real names will add or remove a few characters. Texts 4, 5, 10 and 11 each state a fact about the lead's area or lot: the flood and utility check, the 60,328 vacant residential lots on the Montgomery County appraisal roll, and the county record and permit count for the lead's own address. Texts 10 and 11 run only when an address is on file; otherwise skip to text 12. Counts for texts 10 and 11 are with merge fields as written and will shift a few characters when filled.

Sequence table
| # | Send timing | Message | Chars | Purpose |
|---|---|---|---|---|
| 0 | Day 0, within 5 min | {{first_name}}, {{agent_name}} at Builder Connect. Got your land and build request for {{target_area}}. Lender yet? Reply STOP to opt out | 137 | Speed to lead. Sent the moment the form or call request lands. |
| 1 | Day 0, +3 hrs if no reply | {{first_name}}, quick one so I point you right: are you paying cash, or financing the land and the build? | 105 | Lender status, asked early. |
| 2 | Day 1, 10am | Easier to talk than text? I can call today at 12 or 5. Which works, {{first_name}}? | 83 | Moves to a call. |
| 3 | Day 2, 5pm | Have you spoken with a lender about construction financing yet? A rough yes or no is enough. | 92 | Second lender ask, softer. |
| 4 | Day 4 | {{first_name}}, lots in {{target_area}} differ a lot: some sit in a flood zone, some have no utilities at the street. We check both. Which area? | 144 | Area question, with the two facts that decide a lot. |
| 5 | Day 7 | Montgomery County has 60,328 vacant residential lots on the appraisal roll. We check flood zone, utilities and lot size on each. Send me one you like. | 150 | Parcel data angle, county-wide fact. |
| 6 | Day 10 | What total budget are you working with for land plus build? A range is fine, it just tells me which lots to skip. | 113 | Budget question. |
| 7 | Day 14 (week 2) | When do you want to be in the house, this year or next, {{first_name}}? | 71 | Timeline question. |
| 8 | Day 21 (week 3) | I represent you, the buyer. The builder pays our fee, and going direct to a builder won't lower your price. | 107 | Compensation line, in substance. |
| 9 | Day 28 (week 4) | Is a 10 minute call Thursday or Saturday better? No pressure, I just want to hear what you're planning. | 103 | Re-ask for the call. |
| 10 | Day 42 (week 6) | {{first_name}}, for {{lot_address}} ({{acres}} acres) the county shows flood zone {{flood_zone}} and {{nearest_permits_1mi}} permits within a mile. Want the full lot report? | 173 | Lot-specific text. Send only when an address is on file. |
| 11 | Day 56 (week 8) | {{first_name}}, {{nearest_permits_1mi}} permits were pulled within a mile of {{lot_address}}. Still planning to build there? A yes or no tells me whether to keep texting. | 170 | Permission check, tied to the lot. |
| 12 | Day 84 (week 12) | Last check from me for now. If plans change, text or call (346) 273-1143. Reply STOP to opt out | 95 | Last text of the sequence. |

Operator notes (not customer copy)
Send window: 8am to 9pm in the recipient's local time. Opt-out is in text 0 and text 12; honor STOP and HELP on every text. Text 5 references county parcel data (flood zone, utilities, lot size). When a lead sends an address, fill these from the county record: {{flood_zone}}, {{utilities}}, {{nearest_permits_1mi}}. {{lot_address}} and {{acres}} come from the same record. Flood zone and permit counts are not in the sample file, so no example values are shown here; do not send 10 or 11 until a person has verified them for that address. Construction cost is deliberately not quoted: [RANGE TO BE SET BY JACOB]. Consent: only text leads who gave SMS consent on the form (msg and data rates may apply).
