# BOYL Meta ad, concept b: Loan type (DRAFT for Jacob's approval)

**Primary text**
Own a vacant lot in Montgomery County? Decide how you will pay for the build before you pick a builder. A one-time close loan is one loan and one closing, and it turns into your mortgage when the home is done. A draw loan pays out in stages as the work is inspected. Your loan type shapes which builders fit, so ask your lender first. Then request the report on your lot. We pull your acreage and nearby permits from county records, and we look up your flood zone and utilities for your specific lot when you ask. The builder pays Builder Connect's fee, and going direct to a builder does not lower your price.

**Headline**

**Description**
Request the report on your lot. The builder pays our fee.

**Operator notes (not ad copy)**
- The creative shows county-level facts only: 60,328 vacant residential lots on the Montgomery County appraisal roll; 25,051 mailable individual owners (3 or fewer lots, 0.1 to 25 acres, of 25,116 named); about 803 individual-owned lot starts per year from county permits. No merge fields, no address. The roll has no flood zone or utilities fields, so the ad only offers to look those up for the requester's lot. Never say flood or utilities are already checked.
- No construction cost range is used. If one is added later: [RANGE TO BE SET BY JACOB].
- Loan-type payment timing for Builder Connect is internal and is not in the ad.
- Landing page must carry the compensation line, TREC links and SMS consent.
