What the county roll gives you
60,328vacant residential lots on the Montgomery County roll
25,116of those held by individual owners
Weeklyhot feed of people who just bought a lot, no builder chosen
Knownlender, loan type and timeline before your intro
What we do, step by step
- 1We find them first. We filter the county roll to individual lot owners and flag new lot buyers each week, before they pick a builder.
- 2We qualify before you spend a minute. We ask about the lender, the loan type (one-time close or draws), the timeline and whether another agent is involved.
- 3We check the lot with county parcel data.Flood zone, utilities, lot size and nearby permits, on file before the intro. You walk the lot already knowing what the county has on record.
- 4The buyer signs with us, then we introduce you.The representation agreement is signed before the introduction. You meet a buyer who is ready to price a plan.
- 5We stay on the file until the loan closes. We handle scheduling, plan handoff and buyer questions. You price and build.
What we ask in return
- Fee terms in writing. Signed before your first introduction. No verbal deals.
- You pay the fee. The buyer does not. Going direct to you does not lower their price.
- Honest pricing on a real plan. You price the actual plan on the actual lot.
- No going around us. Buyers we introduce stay on the agreement.
