Builder Connect Group
DRAFT FOR JACOB'S APPROVAL

Social content: 20 posts and a 4 week calendar

9 of 20 posts use the county parcel data angle. 10 speak to Persona A (land plus build), 10 to Persona B (build on your lot).

Operator note. Flood zone, utilities and nearby permits are not in the sample file, so no graphic shows them. Graphics carry only real county figures (60,328 lots, 25,051 owners, 7,800 absentee, 3,587 Houston mailing addresses, 1,103 out of state, 792 permits). Per-lot flood zone, utilities and nearby permits appear as merge fields in the video lower thirds only. County figures (25,051 owners, about 803 starts a year, 3.2%, about 7,800 absentee, about 70 new buyers a month) come from the strategy brief. The construction range is left as [RANGE TO BE SET BY JACOB]. No real owner or address appears in any post. Graphic posts: 1, 2, 3, 7, 11, 12, 14, 18.

4 week posting calendar

Taylor posts everything. Philip films the video posts. Rey and Jeremy supply photos. Five posts a week, Monday to Friday. Week 1 starts when Jacob approves.

Flood zone first

Graphic for post 1
Check the flood zone before you fall for a lot. It decides your insurance, your pad height and sometimes whether a lender says yes.

We pull the county parcel record on every lot we show you: flood zone, utilities, lot size and what is being built nearby. You see it before you drive out.

Looking for land in Montgomery County? Message us the area and the size you want.

The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.

What we pull on your lot

Graphic for post 2
If you own a vacant lot in Montgomery County, here is what we look up before we talk about a builder: flood zone, utilities, lot size and what is being built within a mile.

No competitor hands you that on a first call. We have the county parcel data on every lot.

Send us your address and we will build the report. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.
Visual direction. Graphic: four-line checklist on navy with yellow ticks. Operator note: fields stay as merge fields until the report is generated. Asset: Taylor.

1 in 31

Graphic for post 3
About 1 in 31 vacant lot owners in Montgomery County builds in a given year.

We checked 792 county permits. That works out to roughly 803 individual-owned lot starts a year, against 25,051 individual lot owners on the roll: a 3.2% annual build rate.

For an owner it means most people who hold a lot are still deciding. If you are one of them, start with a lot report. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.

Walk the lot with us

Thirty seconds on a lot before you buy it. Philip walks the ground while we read the county record: acreage, flood zone, utilities, and what is going up next door.

The record tells you what the ground will not. The walk tells you what the record will not. You need both.

Tell us the area you are looking in. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.
Visual direction. Philip films handheld, vertical. Open on the lot entrance. Burn in the merge fields as lower thirds: {{lot_size_acres}}, {{flood_zone}}, {{nearest_permits_1mi}}. End card: phone number. Use a lot we have permission to film. Asset: Philip.

We represent buyers

Builder Connect Group represents buyers. We are not a builder and we do not build homes.

We find the land, represent you on the purchase, then match you to the right builder. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.

Utilities decide the budget

City water, a MUD, or a well and septic: the utility setup on a lot changes what you spend before the first wall goes up.

On a typical lot the connection and septic or well work is priced as a line of its own, [RANGE TO BE SET BY JACOB].

We read the utility record on every parcel so you do not find out after closing. Which county are you shopping in? The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.

Who pays us

You get a buyer's representative on your side of the table, and we say plainly who pays us.

Five questions before you call a builder

Own a lot and have not built? Answer these five before you call a builder.

1. Do you know your flood zone?
2. Is there water and sewer, or a well and septic?
3. How will you pay for construction?
4. What size home fits the lot and the setbacks?
5. Who is on your side of the table?

We can walk you through all five. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.
Visual direction. One question per slide, big numerals in yellow on navy. Slide 6 is a call to action with phone number. Asset: Taylor.

One-time close or cash draws

Your loan type changes how your build runs. A one-time close loan locks the construction and the permanent loan together at closing. A cash draw build is paid in stages as work is done.

Which one you choose affects the builder you can use and the paperwork you sign. Ask your lender which options they offer on a lot you already own.

We are not your lender or your attorney. We represent you with the builder. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.

Lot first, builder second

Land plus build means two decisions in the right order. Lot first, builder second.

Pick the lot before you pick the builder and you know the flood zone, the utilities and the slab before anyone quotes a number.

We represent you on both. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.
Visual direction. Philip: two shots, split screen. Left a bare lot, right a framed home. Voice over by Jacob. No music with lyrics. Asset: Philip.

Do you live on your lot?

Graphic for post 11
About 7,800 Montgomery County lot owners do not live on the lot. Many hold land in Conroe, Willis, Magnolia or Montgomery while living in Houston, Spring or out of state.

If that is you, you can plan a build from wherever you are. We represent you with the builder and handle the local legwork.

Send us the address. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.

What is going up nearby

Graphic for post 12
Before you buy a lot, look at what is going up around it. We pull permits within one mile of every parcel we show.

A row of new builds tells you utilities are close and builders are working the area. An empty mile tells you something else. Both are fine to know.

Tell us the area you want. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.

Walk a finished home

Walking a finished home? Here is what to check besides the paint: the slab edges, the grading, the drainage on the lot, the attic access and the panel.

We stand on your side of the walkthrough. A builder you are matched with still has to earn your approval. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.

Weekly new-owner feed

Lot size and the home

An acre buys privacy and costs you utility runs. A quarter acre keeps costs down and your neighbors close.

We pull lot size from the county record and tell you what fits once setbacks are counted. Ask us about any lot you are considering. The builder pays Builder Connect's fee. Going direct to the builder does not lower your price.

Construction range

What does it cost to build in Montgomery County? Our range is [RANGE TO BE SET BY JACOB] and it moves with the lot, the utilities and the plan.
