Approach. Each email comes from Jacob, has no buttons and no images beyond a small logo, and asks for one reply word. Replies route to jacob@builderconnect.net or the ISA inbox and drive the GHL tags (lender-conversation, no-lender, lot-report-sent).
Parcel data angle. Email 1 is built on the lot's own county record. Email 2 pulls flood zone and utilities into the cost explanation.
Merge fields. {{first_name}} {{lot_address}} {{acres}} {{county}} {{flood_zone}} {{utilities_summary}} {{nearest_permits_1mi}} {{flood_zone_note}} {{unsubscribe_url}}. The sample roll (bar/data/sample-absentee-200.csv) supplies situs and acres only. Flood zone, utilities and permits are NOT in it and must come from the lot report lookup. No filled sample is shown so no invented fact attaches to a real address.
Open items for Jacob. Set the construction range in Email 2 ([RANGE TO BE SET BY JACOB]). Set the mailing address. Write the flood_zone_note copy per zone, or have it blank out. Confirm the "two builders" offer in Email 3 is something the team can deliver. Replies of STOP in Email 3 must also be honoured as an unsubscribe.
Compliance. Every email carries the compensation line (builder pays the fee, going direct does not lower your price), the representation disclosure, an unsubscribe link, the TREC and Consumer Protection links (placeholders), and a mailing address placeholder. No email calls the service free.
