DRAFT FOR JACOB'S APPROVAL
Land plus build nurture, emails 1 to 3. Variant A: parcel and inventory led. Each email teaches one feasibility fact from the county record.
Operator note, not customer copy. Merge fields ({{vacant_lot_count}}, {{flood_zone}}, {{nearest_permits_1mi}} and others) come from county parcel data at send time. Flood zone, utilities and permits are not in the sample file. The only filled figures are the countywide 60,328 vacant residential lots (STRATEGY.md) and the legal description in email 3, a real record from bar/data/sample-absentee-200.csv with owner and address removed. In that 199-row absentee sample the median lot is 4.9 acres, 101 lots are 1 to 5 acres, 86 are 5 to 10 and 12 are over 10; use it to sanity check {{typical_acreage}} for Montgomery County, not as a claim. Septic and well cost left as [RANGE TO BE SET BY JACOB].
